How to Effectively Advertise / Market Your Holiday Home,
Villa or Apartment

With property prices being at an all time low, investing in low cost property aboard may be a great way to create a residual income.

With some countries offering properties for as low as £2000 it’s an attractive proposition for anyone.

I am not going to go into the process of buying aboard but look at the biggest problem/concern faced by property owners. This is ensuring that their property is let for as many months as is possible to make their property the investment they had hoped.

How do you market your holday property?

  • Niche holiday promotion directories?
  • Local advertising - small ad’s?
  • Rely on word of mouth?
  • Friends and Family

Or do you take control and advertise your villa or apartment yourself online?

Directories get a lot of traffic so this could be a great route. They get a lot of online traffic to their websites through pay-per-click. They also generate traffic via search engine optimisation (unpaid natural listings in Google, Yahoo and Bing).

This attracts lots of visitors which is great but the problem an advertiser faces is this question, am I going to be one property in a sea of competition.

The simple answer is yes a holiday property directory you may get 1million visits per day which sounds amazing, but if the directory has 500,000 pages then each page gets an average of 2 visits per day and you could be one of 10-20 properties wanting attention from 2 visitors each day.

We do not even know the quality of that visitor it could be a browser, their competition, other property owners looking for their listing. The chances of it being a hot lead for you is so small. So does that sound attractive to you?

Local advertising

Local advertising is a bit hit or miss, it’s worth a try but don’t put too much money into this unless it starts to work.

Word of Mouth

Word of mouth is the best for of marketing, but you have to get the customers first and you are not incontrol of what happens it’s very much a sit and wait exersise.

Friends and family

Friend and family is also great but as you can imagine limited and probably full of discounts, freebies and favours, not good for business.

Self promotion is the most effective route to success.

What this means is you take control of your marketing. Once you discover a process that works then it becomes easy to buy more holiday properties, villa, apartments to rent out and thus increase your portfolio with confidence.

With so many people searching online for holidays you are never going to be short of buyers if you know how to cost effectively target those searchers looking for your holiday property. E.g. 3 bedroom villa in Spain or 1 bed beach apartment in Ibiza or maybe you have a luxury 5 bed villa to rent in Florida.

Lead generation is the goal

What you need is a way to generate people interested in your property and then a way to keep intouch with them so you can…

  • Sell all the benefits of your holiday property
  • Maintain contact with a prospect you might have lost
  • Offer specail deals at off-peak times
  • Keep in touch with volumes of prospects at the touch of a button
